Deerfield Beach Docks and the County Line

Deerfield Beach sits at the top of Broward County, and the dock builders who work here deal with two kinds of water: the Hillsboro River, which runs east to west and forms the city's northern boundary, and the Intracoastal Waterway, which carries boat traffic past marinas and private docks. Deerfield Island Park, a 53-acre sanctuary and the only island park in Broward County, sits where the river meets the Intracoastal.

Why owners here ask about composite decking

A lot of Deerfield Beach docks are in full sun most of the day. Wood decking in that exposure dries, checks and splinters, and it needs regular sealing to stay comfortable underfoot. Composite and PVC boards hold their shape and color better and do not splinter, which matters on a dock where people walk barefoot.

Composite is not a cure-all. It is heavier than many lumber decks, it can run warm in summer depending on color, and it needs closer joist spacing than some wood boards. We check the existing framing before recommending a resurface. If the joists are sound and spaced correctly, a composite overlay can go on the old frame. If not, we rebuild the frame first.

Manatee zones near Deerfield Island

Florida's manatee rule for Broward County sets a year-round slow speed zone on the Hillsboro Canal at Deerfield Island Park. From the Palm Beach County line south to channel marker 68A, the Intracoastal is a slow speed zone from November 15 through March 31. For homeowners, these zones affect how boats move past your dock, and for construction they mean in-water work is reviewed with manatee protection in mind.

Seawalls and the county standard

Broward County's tidal flood barrier policy requires tidally influenced cities, Deerfield Beach among them, to set a five foot NAVD88 minimum for new and substantially repaired walls. The county model also allows four feet for applications filed before 2035 if the wall is designed to reach five feet by 2050, but each city writes its own version, so the city's building department has the final word for your lot. Substantial work is defined as touching more than half the shoreline or spending more than half the barrier's cost on related structures. We measure the wall before quoting a new dock so the plan does not run into this rule late.

New docks and lifts

For a new dock we start with the survey, the property lines and the water depth. Pilings are set first, then the framing, then decking. If you want a lift, we plan the dock layout around it so the boat can be loaded and unloaded easily. For smaller boats, kayaks or a jet ski, davits mounted on the seawall cap may be enough.

History on the water

The first settlement here, called Hillsborough, grew along the Hillsboro River in 1890, and early settlers farmed and fished along what became the Intracoastal. The river and waterway are still why so many homes in Deerfield Beach have a dock behind them.

Deerfield Beach Questions

Can composite decking go on my existing dock frame?

Sometimes. If the joists are solid and spaced closely enough for the board you choose, an overlay works. Many older frames were spaced for wood, so we check before quoting.

Does composite decking get hot?

Darker colors can get warm in full sun. Lighter colors and some capped boards run cooler. We can show you samples so you can compare before you decide.

Do manatee zones change how my dock is built?

They mainly affect permitting and in-water work practices. Agencies review projects near manatee areas, and contractors follow protection measures during construction.
